Before you can move into your next pad, you must successfully sell your existing one.  Upon contacting Michael Kaplan, an appointment will be set to inspect the property.  During this appointment, Michael will take careful notes of you home and ask you to point out the important features and improvements that you have made to the property.  After gathering information and taking some preliminary photos, Michael will begin his fiduciary relationship with you, inquiring about your wants, dreams, and needs.

Between appointments, Michael will visit like properties, gather data, prepare a Comparable Market Analysis of your property, and devise an effective marketing plan.

During your second appoint, Michael will inform you of market conditions, competition, recent sales, and current neighborhood trends so that you can make an educated decision about the appropriate listing price for your property.

Once listed, your property will be marketed with both the Garden State Multiple Listing Service & the New Jersey Multiple Listing Service, Realtor.com, a collection of Coldwell Banker websites, Trulia.com, Zillow.com, and many more  – literally exposing your listing to millions of prospective buyers!  Also, Michael will begin his fact finding about your property by contacting the health department and building department within your town.  Michael will research the history of your property, exposing any potential obstacles such as septic issues, abandoned oil tanks, and wells on your property.

Traditional marketing campaigns will also begin, consisting of postcard mailings, Homes & Estates magazine, and features in local paper.  Open houses will be conducted at least once per month while listed.  In addition, custom marketing materials will be created for your listing, so that prospective buyers have literature and other materials to remind them of the significance of your home!

Once a favorable offer has been reached,  you can count on Michael to attend inspections, help you to obtain a Certificate of Occupancy, and communicate with your legal representation, inspectors, and other relevant parties.

As you prepare to close on your property, Michael will provide you with timely updates, effective communication, and helpful information to make you home sale a pleasant, confident, and happy experience!
